Removal of Common Area Trees
Dead Trees
- Dead trees located within HOA‑managed common areas that pose a potential hazard to any residence or structure will be scheduled for removal as soon as possible by the HOA’s contracted tree‑removal service.
- Removal may take up to 30 days following HOA review and homeowner notification, depending on contractor scheduling, workload, and the condition of the tree.
- Trees that present an immediate danger to a homeowner's property will be prioritized and addressed as quickly as possible by the HOA’s service provider.
Dying Trees
- Trees in common areas that are declining in health will be evaluated by the HOA.
- If removal is deemed appropriate, the work will be completed within a reasonable timeframe based on the circumstances and potential risk.
- If a homeowner disagrees with the HOA’s assessment, the homeowner may obtain an independent evaluation from a licensed and certified arborist at their own expense.
Removal of Cut Trees
- Following the cutting of a tree, the HOA will determine whether the remaining tree debris, trunk sections, or logs will be removed, based on the situation and overall impact to the community.
Living Trees in Common Areas
- Healthy, structurally sound trees—those not exhibiting significant decline or hazardous leaning—will not be removed solely at the request of a homeowner.
Trees on Homeowner Property
- Trees located fully on a homeowner’s property are the sole responsibility of the homeowner.
The HOA does not provide removal, trimming, or maintenance services for trees on privately owned lots.
Overhanging Limbs
- Tree limbs that extend over an adjoining property line become the responsibility of the property owner over whose land the limbs extend.
- Homeowners may trim such limbs at their own discretion, provided the trimming does not cause harm to or kill the tree.
Trees on Property Lines
Trees growing directly on a property line will be evaluated on a case‑by‑case basis.
- Dead trees located on a shared property line may qualify for shared removal costs between the affected parties (e.g., between homeowners or between a homeowner and the HOA, depending on ownership and location).
- Living trees situated on a property line will remain in place and will not be removed.
